Ayia Napa Marina is one of the flagship development projects in Cyprus expected to take the whole Famagusta region to the next level. Successful Business speaks with Yiannis Antoniou, Acting Head of Sales of Ayia Napa Marina, about the benefits and opportunities it offers.
Please tell us briefly about the Ayia Napa Marina project.
Ayia Napa Marina is an integrated resort development located on the south-eastern coast of Cyprus. It comprises of residential properties, apartment residences in the East and the West Towers, villas both on the beach and within the marina, as well as shopping, food and beverage options.
Ayia Napa Marina offers 35 villas varying from 3 to 5 bedrooms with different locations. There are west-facing villas both on the island and the man-made beach and east-facing villas on the peninsula and on the island. The two residential high-rise buildings are the East Tower with 26 floors, which is about 87% sold out, and the 25-floor West Tower. Both buildings are over 100 meters tall. Their shape is elegantly twisted, offering unobstructed sea views from all Apartments. The views are fantastic and it is worth pointing out that Ayia Napa Marina is surrounded by Blue Flag beaches. This is the main reason why more than 40% of tourists select this area for their holidays.
It is expected that Ayia Napa Marina will be a major upgrade to the area, how would you describe its role?
Our mission is to become the premier yachting and living destination in the Mediterranean and the first choice for boaters, guests, and residents. Therefore, Ayia Napa Marina will play a significant role not only for the surrounding area but the whole district as well as upgrade the tourism services one can find in Cyprus.
The first high-end restaurant is opening soon in Ayia Napa Marina. What should the visitors expect there?
The marina is designed to offer our Residents and Guests a variety of choices in terms of food and beverage. Ayia Napa Marina has finalised the agreement with the renowned restaurant brand Joël Robuchon which will open two locations on the premises. The first is L’Atelier, the Michelin Star restaurant, while the other will be offering delicatessen where one can enjoy breakfast, lunch, or a light dinner, or just come for drinks observing the majestic views.
Who is behind the idea and the realisation of the Ayia Napa Marina project?
Ayia Napa Marina is the brainchild of Mr. Gerasimos Caramondanis family that owns Caramondani Bros. Originally from Famagusta, after the invasion they managed to rebuild their business. By conceiving this project, they wanted it to be as close to Famagusta as possible, at this fantastic area near the waterpark was selected.
After receiving the approval of the government, Mr. Naguib Sawiris of Ora Developers joined forces with Mr. Caramondanis in realizing this vision and creating Ayia Napa Marina. This project is not only exclusive and luxury but also very costly. The budget exceeds €300 million and since 2016 all the teams have been working hard to bring to life this special project with unique features and characteristics.
During the development of the marina, protecting the environment and keeping the waters crystal clear was one of our priorities. The architects, SmithGroup JJR from the US, have designed a marina resort where the built-up area is only 18% of the total area , while the rest will remain blue and green, creating a relaxing and enjoyable environment.
What is the geography of your clients?
Until now Ayia Napa Marina has managed to attract over 28 different nationalities. Besides the “traditional” clientele who usually choose Cyprus for their investments, we have clients from the Americas,the Middle East and North Africa thanks to the reputation of Mr. Naguib Sawiris and his family as well as from Europe and Asia. Many Cypriots have also invested in the project as over 10% of our Residents are locals.
What investments options are available in Ayia Napa Marina?
As mentioned earlier, the East Tower is 87% sold out, but there we still have some appealing choices of 2, 3 and 4-bedroom apartments with prices starting from 1.1 million euro plus VAT. Available choices can be found both in high and lower floor and we should note that all the apartments are spacious with luxury finishes, and fully equipped with electric appliances, heating and cooling systems, as well as smart system technology.
Would you say the majority of your clients buy the properties for their personal use or for investment purposes?
About half of those who bought properties in Ayia Napa Marina have done so for investment purposes aiming to receive a healthy income from short or long-term rentals. Many of our clients indicated that Ayia Napa Marina is a unique lifestyle destination in Cyprus and selected the apartments as either their primary residence or holiday home.
When is the project expected to be completed?
Everything should be completed by the end of 2024, including the West Tower. However, Ayia Napa Marina is being delivered in stages. This year we are very excited to be completing the first villas and receiving the first residents in the marina. It is an important milestone for us. Even though some locations operate from today, most restaurants and retail shops will be launched in spring and summer 2022.
